    The third.

    They're "calculated" by taking the last known sale price, then doing a bit of hand-wavey-woo with whatever prices for vaguely similar properties in the area have done in the interim, probably with a bit of fudge-factor thrown in. If the place wasn't sold TOO long ago, hasn't had any changes since, and is of a very common and predictable type in the area, the figure might actually be roughly correct. Ish.

    Not good advice to follow.

    You look at what other similar properties are up for sale (if you can), look at what similar properties sold for very recently (if any), instruct a valuation survey, then above all consider what the house is worth to you.

    Perhaps not where you live but having been looking at property for sale in this area their values are pretty much what houses are going for so there you go.
