onthemarket out to lunch?

My EA is using Right Move and onthemarket to sell properties. However, I am wondering if the lack of a listing on Zoopla (and by extension Prime Location) is causing the number of viewings on our property to fall drastically. Despite having a good property in a VERY desirable area where few houses come up for sale, we are generating only very modest viewings.
Whereas Right Move has 27 properties up for sale in our market, Zoopla has 18 and OTM only 12. In our target market where we are hoping to buy, RM has 77 properties for sales, Zoopla 70 and OTM just 8!
Is anybody else having bad experiences linked to EA's listing on onthemarket?

My understanding is that agents can list properties on 2 of the 3 sites. So most are going for rightmove and zoopla. Some will try onthemarket as a site with less properties may attract some interest, it may make your property more noticeable.

Generally speaking, you should expect high viewings initially as the agent goes through your books and new buyers see your property on a portal. After that viewings will tail off because it will only be new buyers that haven't already seen your property listing.

Generally the agent and the price are key. If you are happy you have a decent agent, then the price may be wrong.

If it's on rightmove I wouldn't worry which of the other 2 it's on!

Unfortunately OTM are trying to drive Zoopla out of business. The stupid thing is that they don't realise that a RM monopoly would make life WORSE for EVERYONE (apart from RM). OTM is never going to compete with RM, so they are wasting time and money.
Changing the world, one sarcastic comment at a time.

OTM is owned by a consortium of major estate agents - they are trying to grab back the internet business for themselves. So if they are affiliated, they will obviously use OTM themselves. They will list on OTM and 1 other, which in most cases will be RM. The 'edge' they have is that they can advertise their properties on OTM first for a few days before adding the other. That's the theory anyway, I'm not seeing it happen like that though.

If i was selling my house though an OTM EA and i got an offer within this apparant 'exclusive' period I would be very pleased. But i certainly wouldn't accept the offer until i was sure that the house had been advertised to the biggest number of potential customers - i.e been listed on RM.

If i was buying a house and was looking for brand new listings that were temporarily exclusive to OTM I might look to get a viewing booked pretty quick, but how many people are going to be in a position to get an offer accepted within this period.

I'm afraid this is a poor attempt to define a USP, which is ultimately aimed at protecting these EAs declining market share in the face of on-line competition rather than providing consumers with increased choice of portal (which consumers actually don't really want anyway).

Absolutely right, agree entirely. It looks like a crude attempt to 'muscle in' - not that more competition is necessarily bad, but to deliberately hold back a property from the widest possible market seems self-defeating.

I had never heard of this website before so just had a quick look. I found a house that is near me that has been on the market for weeks. I had been trying to find it on right move a while back but couldn't so gave up.
  • My worry is that, not being on Zoopla, means that we aren't going to get all the coverage we should do. I have asked lots of people I know where they would go to find houses and, remarkably, Zoopla is mentioned much more than Right Move, I think because of the distinct name. Many people only go to Zoopla, too. With possibly up to half of our target audience not seeing details, I feel worried. I know that Right Move likes to advertise itself as THE property site to go to, but I remain to be convinced.

Any big Zoopla fans out there?

    RM >>> Zoopla for me.

A much more established website. In my experience, RMing to find a property online is almost as commonly used as 'Googling' is for a web search.

For window shopping I only ever check zoopla, checking three websites is a pain, so i would certainly miss stuff on on the market or right move. There now needs to be an amalgamation web site.

I hold a a certain level of animosity for 'on the market', I would prefer it went away. Also think the RAF mod branding is harming what was a lovely British icon.

It would somehow please me to not buy any property from the website. Competition should make the customers experience better, not worse and 'on the market' is a great example where it did just the opposite and smacks of a cartel than anything else
