    If he hasn't complied with the regulations then any s21 is invalid (until deposit returned or used against rent arrears, agreed in writing) and you can sue for up to 3xdeposit:

    In your case that is 2x4.5 month's so 13 and a half month's rent (anecdotally it is said usually only 1x is awarded..). In addition to deposit being sorted (returned or deductions agreed). There's going to be a very unhappy landlord when he finds out, unless there's something we don't know....

    There are no-win no-fee sharks out there: You could get what you want from a letter...

    Why is the default assumption always a landlord hasn't protected a deposit? The majority of landlords do!

    People are assuming nothing, they are asking the OP if it has been protected and instructing what can happen if it hasn't been, as its an important point. No assumptions.

    Actually, is deposit protection even relevant to OP's question?

    Were you given any explanation for the extra deposit requirement? Did anything happen during the first 6 months to make the LL think they might need a higher deposit to offset the risk of renewing your tenancy? e.g. Did the LL discover you were keeping an undisclosed pet (e.g. dog) at the property?
  • Do you know what, maybe that's it sandsni, I had my first child during the first contract, that was the reason me and my partner moved in together, quite possibly this is the reason then?

    Although I am going to look into this deposit and if all of it is secured. Thank you for all the replies guys, my main query was if that much deposit is acceptable/normal.. Cheers.

    that much deposit and renewal of contract with a fee each year...yep it's relevant!
  • Rather than speculate.., because it could be due to any reason, ask the LA. and the LL. Then you'll know. Then you can decide if its affordable, reasonable and what you want to do about it, if anything.

    I'm sure other properties can be found without similar deposit requirements. One LA I went to asked for six weeks as standard, most places just wanted a month. Phone around and ask. A really protective LL could ask for more., but its unusual.
