Buying a new build

We are thinking about buying a new build property, was wondering if anyone has any advice or tips on buying, we are building off plan as it hasn't been built yet. We don't need a mortgage as we are cash buyers.

There a numerous threads on here about buying new builds so it will be worth you doing a search on the forum as you will get many more tips and warnings than just the ones where people have replied to your thread.0

Try to get as many freebies as you can. Last person I knew that bought a new build managed to get: front garden stones laid, back garden turfed, extra shower over the bath (where there'd been none), light in cupboard under the stairs, flooring fitted throughout (wooden) and carpet up the stairs. They missed out on fitted wardrobes because they bought at a build stage when the man that could've done that had moved on.
As the house had already been decorated magnolia, they also managed to negotiate a cheap rate on having the whole thing painted in the colours of their choice as there were still workmen on site.
For general tips: Visit often and make sure you know the plot size/boundaries and watch them carefully. Often, during build, boundaries will move by a few feet. Person I knew suddenly found 3' shaved off their boundary, so they had it reinstated.0 -
Been to see some of the show houses today, they look lovely but are quite small, guess that's the price for buying new. Going to have a think about it some more. Thanks for the replies, will do the search on here if I can find that and do further research0

If you go to the list of threads on House Buying forum, there is a section in around the middle of the page on a green band which says "Search this Forum".0
