Cost of a new roof?

So I'm buying a house in West Yorkshire and the roof only has at the most 10 years left in it, I'm going to have to replace it. How much am I going to be looking at for this? It has two velux windows in it.

  • To begin with what is the size? Where we live (south east / london border) it can be 12-15k for a 3 bed semi to 50-60k for a large edwardian house. Don't think having velux windows makes a material difference but size does, and of course it should be cheaper up north.

    Is it a big roof or a little roof?
    Little roofs are normally cheaper than big roofs!

  • See this is the thing. People just throw out so many different figures. I rang a roofer who said "without seeing it it's hard to say.. anywhere from 2-3k at a very rough figure".

    It's a terrace, and the dimensions on the listings are so terribly poor I can't actually find it unfortunately really.

    Whatever price you or anyone else come up with now it's going to be a lot more in 10 years time.
  • Well the roof needs tiles replacing here and there so it's something that will be eating up money over time anyways.

    Why does it need a new roof?
    Why ten years?
    is the timber rotting?
    is it nail sick ?


    I have a roof that's nail sick it "needs" re-slated now. However if I don't do it "now" then it just means I have a bill for 2-300 per annum when the slates fall out.
  • I think you need to find a roofer who will do a free quote for you, take him to the property and he should be able to give you a good idea. How many bedrooms? You can get an idea from the floor plan by calculating internal floor area. Clearly estimates can vary hugely so you need something more solid.

    If the roof has been in very poor condition you have to evaluate whether it caused any other damage like penetrating damp.

    So negotiate with the vendor and get a price reduction, then get the roof fixed now rather than in ten years, you'll save in the long run.

    We had our 1950's end terraced house re tiled with new felt and necessary batons last August, we had new tiles although the option to re use was there, it cost £4,100 it was completed in three days.
