Damp issue & impact of works - my rights?

Hi there,

A few weeks ago, I gave my landlord notice that we'll be moving. My lease is a bit unusual in the sense that my landlord wanted me to renew it for another 3 years but due to our uncertain circumstances, I agreed to do so with a clause that I could end it at any time provided I gave 4 months notice.

Last year, I informed the landlord that I had noticed some damp problem in the second bedroom, which turned out to be coming from the chimney. The landlord took what I thought was too long to arrange for the work to the done, by which time we were already in autumn and the weather wasn't the greatest. Also, I suspect that like with everything else in the house, the job was badly done as the damp has now got much worse and has clearly spread across 2/3 of the wall.

Once again, I have informed the landlord and have always made it as easy as possible for him (and workers) to access the property - the landlord does of course have his own set of keys and it's never been a problem for him to come in when we are not home. The problem is that the room has started to smell from the damp and I am moving my son into the room up in the loft (which is a large room but not a formal bedroom / conversion which is why the house can only be advertised as a 2 bedroom). What are my rights? Can I ask for a rent reduction or to move out earlier? Officially, we are down to one bedroom but I appreciate that the landlord may dispute the damp smell and that the work to be done (other than the required re-decorating afterwards) is external.
