Property prices rediculous.....

We had our bungalow valued in Feb 14 just for interest, and had 3 EA's round who all valued it at between £235 and £240k.
A year later we have had 4 EA's round today, as we are now ready to place on market. We had chatted previously hoped it would have gone up to about £265-£270k.
Unbelievably, the first EA valued it at £300k and we thought he was talking out of his ar*e! However, the other three agreed, and all recommended putting it on at between £290k and £300k.
It seems unbelievable that it could have gone up by over 20% in a year, and I am still a bit sceptical, but if it goes for anything near what they are suggesting I will be very happy!!!!
One has offered to take it on sole agency, with no tie in, for 1% INC VAT, as they feel it will sell within days. Another is so convinced he will sell for over £290k, he has offered 0.5% if it sells for less than £290k or 1.2% if he gets over £290k.

20 plus years as a mortgage adviser for Halifax (have now retired), and I have pretty much seen it all....:D

Well that's great news if you're selling up and moving into a retirement home, however if you're not chances are the property you're looking to purchase has increased by a similar percentage0

My landlady has just exchanged on her St Albans property (Hertfordshire).
7 months ago it was valued at £200,000. She decided to hold off selling until she was sure she wanted to move.
2 months ago she had it revalued by three agents. New price: £250,000 and she's now sold it for £245,000.

I moved down south for work about 18 months ago and saw a nice flat for 200k. Now another flat in the same block, same spec etc is for sale for 235k. It is absolutely crazy.Though no one can go back and make a brand new start, anyone can start from now and make a brand new ending0
