Lack of Building Regulations Consent Indemnity - unsure what for!

Hi
I am currently in the process of buying a property built in 2004 and bought by the current owner in 2011. We're close to exchanging but the vendor has included in his paperwork to the solicitor a CLI Lack of Building Regulations Consent Indemnity policy. He has no recollection of what this was for when he was asked to get it and is using a different solicitor this time compared to when he purchased. The house has had no extension built or immediately obvious internal building works.
We're now at a bit of a stalemate as my solicitor won't exchange without finding out what this policy is for. Any suggestions???

You should have a completion certificate for the house being built, so maybe it was never provided?0

Tell your solicitor to get on with it.
If your solicitor has everything they have asked for, the surveyor hasn't highlighted work that might have needed sign off, and you can't see anything then I'd carry on.
You can't see any rooms that might have been opened up? A new window? It's a bit funny on a new build as it should be obvious. Does anyone have the original plan or can you see any estate agent history of identical houses on the estate (if it is one) on Zoopla etc?Everything that is supposed to be in heaven is already here on earth.

Or a new boiler? Windows? Electrical work? Removal of an internal wall? or chimney?
There are 100s of things for which Building Regs would be needed but may have been done by cowboys...0 -

I don't think they'd have even mortgaged a house within its first 10 years without one? Not even with an indemnity.Everything that is supposed to be in heaven is already here on earth.

It's definitely not in relation to when the house was built - solicitors have sight of the Regs for the whole estate.
I've tried pushing my solicitors, even mentioned that had the policy not been in the pack this wouldn't even have materialised as an issue. Now at an impasse and struggling to move things forward.0 -
Well, the 'other' solicitor should still have details in archive. It wasn't long ago!Everything that is supposed to be in heaven is already here on earth.

That is not the case. We bought a house that was mortgaged with no BR sign off. It was 10 years old when it finally had the BR sign off.0 -

I'm surprised the current owner has no idea what it was for! I'd be pushing a bit harder to get the seller to find out. As said 4 years isn't exactly a long time ago.0
