Is marketing my property as offers over, really worth it?

I'm selling my house and have been advised to market it as a fixed price or offers over. I can see the logic in terms of not receiving really low offers I don't want to accept. However I don't want to put buyers off. Has anyone done this? Did it take longer to sell your house as a result?

    Imo, just set a price. Don't bother with offers over, OIRO etc. most buyers will ignore this and offer what they see fit anyway.

    Don't bother - people will only see the six-figure number and behave accordingly. IMO, it just muddies the issue. I think you will put off more people than you attract.

    unless houses go in minutes in your area, then the idea is to get people to view it, they are then more likely to make an offer.

    Offers over creates a big unknow, should they offer 10% over 15% etc, chances are they will not bother even viewing it.

    You can always turn down a low offer so why not just set a price the normal way.

    As someone who has viewed lots of houses, just get a price which reflects the market around you, with a wee bit on top so that there is a little bit of wiggle room and don't bother messing about with offers over. As has been seen many, many times on this forum, it just puts some buyers off and is unnecessary. If your house is priced correctly it will sell. You don't have to accept a figure that you are unhappy with, although the EA will tell you that any offer is a brilliant offer!

    It depends where the property is. In Scotland it's pretty common for properties to be marketed at offers over.

    Think of it the other way round.


    Does 'offers over' attract any buyer who would not view if just a bare price was shown?


    If the answer is 'no' (and it is) then it isn't worth putting 'offers over'.

    I wrote off houses marketed as 'offers over'. I thought places like this would turn into a 'how high can you go' situation, and bidding war.
    Possibly wrong, but that was just my thought.
