Offer accepted but no progress there after

Hi,

I am new to this forum so please bare with me.

We have an offer accepted on a house this week. From the agency's pov they need Sellers solicitors details in order to create memo or sale and take house off the market.

The agency have said the they have stopped taking further viewing but the house is still on the website.

I have emailed the agency about this but no response so far.

How long does it take to appoint a solicitor (from seller) and send the details over? I am little concern that no progress have been made after offer is accepted.

Any idea?

    we received the memorandum of sale which listed the solicitor details for both sides within 2 days of agreeing to buy the house, I'm surprised they didn't already have a solicitor in mind to use.

    Personally I'd ring rather than email, but it's only been 2/3 days so there's certainly nothing to worry about yet (no harm in poking the agent though!).

    Additionally, they're very likely to leave the house on the website with "Sold Subject to Contract" on it rather than removing it completely so don't be surprised if that happens :D

    Sit down for the long haul, everything will take longer than you expect...

    How long has the house been on the market? If it's not long, it could be they are dallying because they want to see if a better offer comes along.

    If they didn't already have a solicitor lined up then give them a chance to organise this. It could take a few days if they are busy at work and need to find the time to get quotes etc.

    I wouldn't worry about it still being on the website for a while. If concerned, you could always get a family member to phone up about t and see what they say, but they just like to keep adverts going sometimes to get potential buyers registered on their mailing lists.

    They said the advert wont be gone but it will be marked as Sold STC.

    Its only been 3 days tbh but, If it doesn't arrive in next few days is it worth visiting EA in person?

    I don't want to be in an endless waiting game where seller only testing the market in the very initial stage (although I understand it will be later and there are no guarantee there after).

    Has the seller got something to buy? If they haven't then don't spend anything until there is a complete chain - this could take a little while of sitting back crossing your fingers that they can find what they want.

    Please listen to the advice and DO NOT SPEND A PENNY UNTIL YOU KNOW THAT THE CHAIN ABOVE YOU IS COMPLETE.

    Many have been caught out as FTBs. The EA tells you to get your valuation booked, get your solicitor sorted, get the searches sorted etc. And please be aware that you DO NOT have to use the ones recommended by the EA as it will just line their pockets with hundreds of your hard earned pounds.

    If the property that you are buying is chain-free, then that's different.

    It is chain free, which puzzles me why is it taking long time

    There are tenants. EA have advised that they will be moved out by the time the whole process is finished.

    It can take 6 months or more to remove an AST tenant that doesn't want to go - or is looking to get moved into council housing, so don't count on it being quick and easy.

    Let's hope that they are tenants who are happy to move. If not, be prepared for a long wait.
