Buying first property - Advice on specifics

Hi all,
We are thinking of buying our first house, we are both 22 with decent full time safe jobs.
We are looking at this apartment:

The apartment has been on the market for some time now, it is in a pretty much central town location and I am not sure why it has not been snapped up yet!
There is an £82 per month for upkeep of building and externals. It is first floor and naturally quite warm so less cost for heating hopefully, modern combi boiler etc.
They are selling as it was previously rented and they dont want to rent it anymore, some works need doing with the kitchen but the general finish and upkeep of the place is very good!
Can anyone give any advice on this, should i put in an offer for less, why would this not have gone yet, i think the area is quite a high demand for houses.

Have you seen a broker yet? It is a good idea to get a good idea what you'll be able to borrow from an independent advisor who has a knowledge of the whole mortgage market. Once you have an idea of the values you can look at then you can take things further by making offers etc. and an agreement-in-principle will stand you in good stead with a potential seller as they'll know you are pretty sure what you can afford.

Obviously get your finances sorted first as the other person has mentioned. Make sure you you can borrow that much money and you have enough of a deposit to pay for stamp duty, legal feels, survey fees, furniture, etc.
It's a nice looking flat but if it's been on the market for a while, I would offer a little less than the asking price and see what they say. Good luck.0
