FTB - New Build and Builders asking us to pay their solicitors cost?!

Afternoon All,
A little advise please;
We are FTB purchasing a new build property from Connolly Homes.
Our solicitor has received the builders contracts and have stated the builders solicitors are making a charge of £250+VAT for the sending across of the contracts which they have told us to pay.
I have friends and family that have purchased new builds in the last 12 months from different builders but haven't had a charge like this.
I've spoken to the sales director at Connolly Homes and not got anywhere.
Is this normal?

They appear to think they have you hooked and are taking the proverbial.
What next, the bill for the JCB repairs ?I do Contracts, all day every day.0 -
Most builders have a clause in the reservation contract that these costs, mostly ranging from 200 to 500, are non-refundable from your holding deposit should you pull out before exchange, but I've never heard of it being so blatelanty passed on like this...0

Hi Mark, yes that's our thoughts. Where do we stand though?
The UK sales director I spoke to yesterday was convinced no one has ever questioned it before??? Tried to make us feel like idiots.
Mt solicitor have said they've seen charges of around £75-£100 before but £300 is "money for old rope".0 -

I've had a look at the reservation form that we sign when we paid the holding deposit and it makes no reference to these costs.0 -
"Engrossment charges" as they are known are usually paid by the purchaser, via their solicitor.

Call their bluff.
Tell them you are pulling out unless they refund the charge.
Make sure your estate agent tells them you have started looking for a new property.0 -

Should this of been disclosed when we paid the holding deposit? £300 seems steep..how much holding deposit did you pay?
