    Thanks for that. I messaged them earlier saying we were willing to pay the £305 we "owe" them to put an end to it, but that it would be the end of next week when I get paid. I have heard nothing back from them and tried ringing a few times. This place has been nothing short of hell since the day we moved in and has caused us so much heartache and pain.

    Despite numerous phone calls and messages I have heard nothing back so have no idea what to do next. I can't see how she thinks she could win when I have an email from her clearly stating we were offered half rent and allowed to leave early.

    Stop contacting your LL then if she's not replying and move out. If your LL decides to take you to court then produce the email as evidence. Simple.

    Basically we were offered half rent in January until the heating was fixed.

    How was this worded? As it is it contradict itself as it say half rent in January, and then until heating is fixed, so which one was it? The £305, is that half of January or half of January to March?

    I expect that the start of the decision will be that you would have been expected to pay full rent for the full 6 months regardless of the heating issues. Then what she told you in the email may or may not be taken into account.

    I expect you'll hear back soon before going to court and they'll take the £305.
