    I'm in a similar position to you Paul and have already done some viewing. I'm finding properties in the most desirable areas are getting snapped up quick so its worth registering your details with a few EA's so they'll email you once new properties go on the market.

    I'v told the EA how much I can borrow, what % deposit I have and that I'm not in a chain. These factors can have a big influence on who the vendor sells to.
  • I guess if the EA asks our situation then do we let them know the deposit size in cash or a rough LTV% ?. We dont want them knowing where the top of our budget is I guess ?

    If you can say you've talked to an MA and they've said the level of borrowing you're looking for is no problem and tell them a % deposit I think that'll satisfy most agents. As I said the actual MIP means very little, they just want to know you have actually done your numbers and have a realistic idea of what you can afford.

    I'd advise finding a solicitor that is local, makes it much easier to pop in and sign forms and what not.

    Emailed all the local EA's and now have an inbox and voicemail filled with replies so thats something to go through tonight :D

    Bit of an update on this then !

    Spent the last few weeks viewing houses and working out what we like and what we dont.
    Ended up with a shortlist of two that had exactly the same layout, size etc and were half a mile from eachother.
    One had not been touched since the 80s and the other had been "modernised".
    Shame the more modern one had been done badly when viewed so made an offer on the older one and was accepted within an hour !

    This was all on saturday morning so we have not been able to do alot since then although we dont really know what we need to be doing as we were expecting to have to negotiate or get rejected in all honesty !

    Didnt have an AIP but let the EA have our brokers details so they can check with him that we are good for the application etc.

    I guess we now get hold of the broker again to get a application on the table and also get a socilitor that we are happy with to deal with the proceedings !?

    Make sure when you pick a solicitor they can work the lender you get your mortgage from.

    A lot of people fall in the trap of finding a good solicitor and then aren't on that particular lenders panel.

    We have got a large but local firm on the case for the solicitor (Ashfords) now but all they wanted is our current address, buying address and buying price so not sure what happens with them next ?

    Broker is coming round tomorrow to sort the mortgage - just hope it all goes smoothly !

    Broker been and gone - all getting submitted in the morning so shuld know by the end of play tomorrow if its a yes or no apparantly !
