I'm no expert on this but I would personally have not played it this way. Being the benchmark in an open day transaction is probably the worst place to be because now everyone in the que knows what they have to beat.This is a system account and does not represent a real person. True, if you/vendor are playing the game.
Ask for a second viewing this/tomorrow eve after EA has closed 7-8pm to get a feel for living there, but so that you can meet the Vendor and try some charm. Gush about how well it has been done and cared for and how little change you would make to it if you are lucky enough to get it...
Hopefully you will be the only viewer they have met and you can demonstrate how serious you are about getting the deal done to their satisfaction.0 -

I know, but it's so hard to know what to do. We talked about it and decided that offering the asking price was the best way to demonstrate our commitment, as we are willing to pay it and do think it's worth that to us - if only the valuation agrees!
Yes, we could have gone the other way, but we are serious and didn't want to play games. We've already had one place fall through going under the asking price. Maybe this one won't happen and we will try yet another tactic next time!0 -

We had the second viewing yesterday and we both went this time. The wife was at home with the kids and dog. We did get on really well and had a nice chat, it wasn't forced at all. We also talked to their little boy and petted their very cute dog, told her how nice the house was and you wouldn't need to do anything etc. Not in a game playing way, it was genuine. We think she liked us. I think the EA also realises how solid and organised we are. Of course this will probably all go out of the window if someone offers more money, but I live in hope.0 -

I have heard of cases where vendor accepted an offer 5K less than another offer simply because the buyer 1 had all the finances in place, chain free and had a sizeable deposit.
I reckon you are in a good position since you are the first to make an offer and you offered the asking price.0 -

I completely see your point but the issue I have here is that they can show you a house with no intention of accepting an offer from you and then go on and use that offer to get a better deal for themselves while from your point of view you are left with all your cards on the table. All the risk ends up on your side as they only accept your offer once the open day ends so in reality you could just view first and offer after the open dayThis is a system account and does not represent a real person. And this is why you are the very best buyer. You will have left a good impression and that may clinch it. The EA may well come back to you to see if you can match the best of etc and say no, but you can get another e.g 1k if vendor will accept as you are very keen etc etc .
I think that will bag it with the F2F contact from yesterday.
