renting out spare room - what to consider

  • Everyone has mobiles these days, I haven't even used my own landline in years!

A lot of people do that's true.

But I would think a lot of landlords/ladies still have landline phones (why wouldn't we after all, when the monthly all-inclusive payment we have to pay for our broadband also includes those unlimited phonecalls to standard numbers?).

So, if the landline is there...then even people who normally only use mobiles will probably use it to make calls sometimes - if only because they've run out of credit.

  • Soundgirlrocks - I liked your houserules! I had been thinking it would be enough to ask someone just to be considerate but I suppose one person's idea of considerate isn't necessarily another's...

    Very true.

You've only got to ask for a recommendation for somewhere to eat out to find out that there are people who will describe as "good" a place you would only rate as "bog-standard. Avoid if possible" to see how opinions differ.

Some peoples idea of considerate might just mean "Doesn't take drugs or have the police as regular callers"....

House rules are good but if you have a huge list of rules people need to live by, it doesn't feel like a home. In the past when I was looking for shared accommodation, overly strict flatmates/landlords it was a turn off for me. Some had rules about not having a shower at a certain time, not bringing friends, etc.

I guess everyone is different but when I look for a lodger/flatmate, I want someone easy going that's going to hopefully become a friend and get along well and I want them to feel it's also their home.

I just asked hypothetically if I'd need to ask their permission. I did wonder how they'd know if I did rent out a room, but it's possible a neighbour might report it...

    It says under the covenant:
Not to underlet or part with or share possession of any part of the Flat (as distinct from the whole) or any part of the Parking Space in any way whatsoever.

I dont think a lodger would class as under letting. They are there under license, they have no exclusive access, they arent tenants, they have no sub lease.
