When does the 6-8 weeks to exchange start to countdown.

Hi,
We have been told a very vague 6-8 weeks until completion but this was 3 weeks ago now. The property information was only sent to the vendors solicitors last week so now does it countdown or from the beginning? as we need to start sorting out things for the move.

There is no official countdown, you just have to make sure your finances are in order and wait for the rest to come to you eventually.

How long is a piece of string?

There is no definitive answer. So many subject to's. Searches alone may take some weeks to come back.

Errrr..... yes. 'Exchange' means 'Exchange of contracts', which means that before that there IS no contract, so ..... nothing is sure.

Organise as many things as you can while you are waiting and send every piece of paperwork from your side back asap.
Pack whatever you don't think you will need in the coming weeks, and use this waiting time to get rid of everything you don't actually NEED to take to the new property.
I started doing this process around six months ago and still have boxes in the living room, waiting for any sign that things may start moving for us. There are many things you can do, such as declutter, but don't take anything for granted at this stage.
Father Ted: Now concentrate this time, Dougal. These
(he points to some plastic cows on the table) are very small; those (pointing at some cows out of the window) are far away...

  • Hi there,

I am a conveyancing assistant and as a very rough timescale, the typical "smooth" transaction estimate we give is 6-8 weeks. This is starts from the day when the purchaser's solicitor receives the contract papers (they cannot start progress without the contract papers). The transaction may run longer if the property is leasehold as there is information required from a third party or of course if there are issues with the property that need to be sorted.

Assume from now as I doubt much could happen before details were formally provided. As others have said, you need to get decluttering etc and simply wait.

    Hi,
Thank you everyone. Sadly we are still no closer to anything ...searches have not even been applied for. The vendors side have sent NOTHING to our side yet. Talking to our solicitor we are looking at another 4 weeks at least! (no chain either side)

The searches cannot be done until the draft contract is received and if the PIF was only sent by vendors to their sols last week, maybe they are not in a rush?
