This is a bone of contention for me as a landlord as I am always contacted over simple things that have invariably happened when the tenant has broken something or other.Fortunately, I live close by and I feel that it's better to have a happy tenant than a grumpy one! However, in this case - and I don't know the full facts- it would seem that the tenant is responsible for the repair. How can the landlord be held responsible? The boiler breaks down, -landlords responsibility; chimney falls down -landlords responsibility; damage to bath/window/locks - tenants responsibility, surely. I recently had to replace a lath and plaster ceiling in a downstairs flat(big job) and I know that the tenants were playing football and kicking the ball against the ceiling. I bore the cost of all that.My parents rented our old house for 25 years or so and my Dad did ALL the repairs/improvements. He would never have contacted the landlord for "trivial" repairs.0

That is one of the problems of today people no matter what blame someone else or expect someone else to pay!0
