accepting offers on house

Hi just a quick question my house is up for sale through estate agent however a friend of the family would like to buy it but it would be a lower offer than asking price as I'm going to rent from them( long story) . The question is do I have to accept the highest offer or Can I go with the lower offer from friend. The fees are a fixed rate for estate agent . Thanks for any advice

Check the contract you have with EA. it could well say that if you sell while under contract with them, commission is due, even if it's a private deal.
But what price and which buyer you go with is up to you.0 -
If you plan to sell the house then rent it back from the new owners, they will have difficult if they need a mortgage to purchase it.I am a mortgage broker. If you really want to do this I would give them your notice to end the contract, then wait the required number of days before selling it to your friend.
If the estate agent found you a "Ready, willing and able" buyer, offering asking price you might have to pay their fees regardless of whether you accept it or notChanging the world, one sarcastic comment at a time.0 -
If you contract mentions that they have 'Sole Selling Rights' - then a commission is probably due.0
