Adverse credit mortgage broker

Hi there,

I was just wondering if there are any brokers specialising in adverse credit who tend to be considered the best in that field?

Any recommendations?

Or are the national leading brokers (e.g. L&C) just as helpful with these types.

Many thanks

About 90% of what I write has some form of adverse or another.
I wouldnt profess to being the best in the field though.

I can give you an idea of whether its likely to be able to place or not if you can answer the below:

What sort of adverse do you have? (late payments/defaults/ccjs/bankruptcy?)
    When was it dated?

How much are you looking to purchase for?
    How much is your deposit?

well it's basically just my partners history.

There are currently 5 defaults o/s totalling around 2k dating back to 2011.

There is also a default mortgage from 2011. Which on Equifax is marked as settled, despite 100 being paid each month to pay off the 40k o/s.

Debt is being paid off and since a few years ago no late payments and credit card is paid off in full each month.

I have around 60k deposit and was looking at 150000k or above if possible.

    Joint income of 34,500.

we have been waiting for the right house to be purchased by me solely, but nothing has come up yet.

Just wanting to check the merits of her involvement. I suspect none!

    Thank you.

The mortgage default is the big one, the other defaults are not so much of an issue.

Because of the deposit I think there will be lenders for this. Possibly 1 or 2 high street lenders may consider it but the majority I think are unlikely, although you may need to prepare for something above the high street for a couple of yours.

Definitely one for a broker as you say. Im not so sure I would be looking at L&C for this as I think they are more mainstream but with an adverse broker it could be possible.

As ACG says consult a broker geared up for this work.

Switch off "sponsored ads only" option and make a note of all those in your area.

Have a ring around and establish who you feel you can deal with for a coupe of months and ensure they email you their terms of business right upfront so you can see what and how they are remunerated.

Just to clarify. You are still repaying the previous debt at £100 per month and still owe £40k. Yet have a £60k deposit to hand.

Why haven't you cleared the old debt totally already?

As the debt will have to be declared on the application form.
