It's not about being wrong or right. It's about your life, waiting a couple of years to buy seems feasible but waiting 40% of a mortgage term seems daft as you clearly on the way to being mortgage free anyways.
For me I wanted to have a family and so took the plunge thinking of it dropped 15% my next house would've been cheaper anyways so just bought in... Now I have two boys and the prospect of not having a secured home with then would be daunting. Can't poor your life on hold.0 -

He was always hanging out for 50% drops... from 2007, its now 2015 8 years later. The longer he waited the more time he could've payed off his mortgage at an insanely cheap level.
In the end the call to wait for lower house prices from 2007 was wrong, and the time to buy was 2009-2011, in my area they have started rising 10% per year. I'm not cheering on house price inflation at all because it will limit my children getting on the ladder but staying in rent for 8 years if you could've bought is a pretty silly idea in hindsight.

we are looking at several areas in the north of uk for a move later this year and 90% of them are showing losses or no gains on the last 7 years,some of the asking prices are 10-15% below the previous sold prices0 -

You are usually one of the most sensitive and 'polite' people on these boards [unlike some of us].
However, I am learning (through the BBC and other vehicles) that trans-gender issues (a) are far more common these days, and (b) should be treated with sensitivity and understanding.
May I appeal to everyone here to accept that it is the right of everyone to make highly expensive financial judgement calls, get it wrong, or simply throw money down the drain because of misguided lunatic beliefs that houses might crash again. It is not simply the 'right' only of us red-blooded males to do so.
Being of mixed/dubious gender, and being totally and utterly financially illiterate are mutually exclusive.

On the question of interest rates, there is nothing inflationary on the horizon to drive them up, and still a huge overhang of personal debt that is now the first place people put spare money. Spare money is not chasing BMWs and consumer goods and being levereged up with debt; we are now deleveraging.
For this reason I think we will see low mortgage rates until 2030 or so.0 -

The person I most miss is !!!!!!? He was a laugh riot. I only needed to type three words and he'd be on here foaming at the mouth with rage, making a complete fool of himself.
