How to choose between two estate agents? Warners or Blair Cadell? :

We've had 4 quotes so far, and these guys are the cheapest, Blair Cadell is £100 cheaper.
I like both of them - I've heard good reviews from both.
Help?
I prefer the schedules from Warners though, but SO thought BC were more professional...

No idea what the market is like in Edinburgh, but if it is moving fast and everything selling, have you considered using an online agent? Save yourself at least a couple of grand.
Who? I mean, if I could put my house on ESPC myself, I would lol. I don't think a board is necessary - I'm in a quiet street, I can take pics myself, IDK what else they do to be honest. I'm not bothered if my house isn't on an EA's website either.0 -

In Edinburgh I would say it is quite important to be on ESPC but I always checked both ESPC and Rightmove.
I am buying a property (as a FTB) through Warners and have found them to be ok so far, nothing special but nothing bad.
From a viewing point of view I always thought Warners marketing seemed good though.
Also I have been looking at the Edinburgh market for last 4-5 months so have a good idea of what is going on in the 2 bed flat area if you have any questions from a buyers point of view!0 -

OP, how can we help you when you haven't told us anything bar the price difference between the two?
They must have spent time telling you what they'll do for their fee, at the valuation? What did they tell you? What did you ask them?
One is £100 cheaper than the other. Wow. You'll spend that on miscellaneous moving expenses, most of that is likely to be tips for your removal men, or similar trifles. You need more of a reason than that to select one over the other.0 -

Sure, you shouldn't have too much of a problem moving it depending on the area, 2 beds in Edinburgh seem to be very popular at the moment judging by the one's I missed out on!0 -
Check things like how long their 'lock in' is.
Whether they have sole selling rights.
Are they no sale no fee?
What do you want from them? If they are offering Premium listing on Rightmove, do you really need that? Are you paying extra for it?

Hi,
We sold with Warners last year after being with a totally incompetent solicitors. Warners were an absolute pleasure, gave us great tips on what to do the bring the flat to the selling stage and their photos were excellent. We sold with them in a week. Good luckTotal (Aug 19):€58,567 Now:€26,947
