Kitchen extension cost - rough ideas please!

Hi guys,

Just after any rough estimates anyone can give me on kitchen extensions. We are looking at a house that has a tiny kitchen - 2.39m x 2.34m and were wondering about rough costs for extending the kitchen across the back of the house making it 3.76m x 2.34m in total (if you see what I mean?) - any ideas??

You're not getting any answers because on such a small extension the price band will be huge.

Only 1.5m deep, so costs such as foundations/drainage, steel beams, will all be a large part of the price and could easily swing the overall cost up by 100% if its difficult.

You're not going to get a reasonable answer on here I'm afraid (not through a lack of want though)

get some quotes from local companies, and post back with what the recommend and what they are going to charge.

Well, the oft-quoted guide for single storey extensions is 1200-1500 per square metre, but as martin posted there will be a lot of variables.

If you're serious, spend a few quid on someone to draw you plans then you can get a proper estimate from a builder...

we managed to get a decent estimate before getting plans

you should be able to get a ballpark figure that way

My architect told me that the most expensive extension is a small one.
When we increased ours from 3m x 5m to 4.5m x 5m, the costs changed minimally.

Is there any reason you are not going bigger?
