land registry name change

A question from my mum. Just looked on Gov.uk and its pretty much useless. Since buying her house she has been married, widowed and is now remarried. She will be selling the house in a few months. I think she will just be asked to provide a copy of her marriage certificates to the solicitors but she is worried it could hold up the sale of the house. Is it worth updating the Land Registry?

lxpeanut - no need to update the register providing you have the evidence needed to show how the name change has come about.
The buyer will check the registered details and ask for evidence to prove the change of name e.g. marriage certificates as I imagine she would need both to show the chain of events as you state but that should not hold up the sale if you provide such detail up front
Name changes are covered on the GOV.UK website.

Quick question for LR Rep here. Sorry OP.
Where can I find out the official type of property? One I am interested in does not state semi/terrace etc. I downloaded Title from LR for £3 but it is not stated - just name of owner, address, covenants etc0 -

There is no 'official type' designated by a single authority and such things can be quite subjective at times.
The only place we record a type as in semi, detached, flat etc is in our Price Paid Data which can search online“Official Company Representative

The price paid data may not have been captured for some reason and excluded or the last sale was many years ago and pre-dates when we started capturing the data of course“Official Company Representative
