Estate Agents / Tricks?

Hi,
Hopefully someone has some advice for me!
My mum is in the process of selling her property to buy another. We had a buyer, who was willing to give my mum some time to find another property. This, I think, put us in a good position as we had a buyer, and my mum would be paying cash.
We found a place last week, and know the vendors are very hard to get hold of so viewing the property can take some time. We saw the property for the second time on Friday and are aware that they had not had any other views for some time. We told the estate agent that mum would probably make an offer, but we were working out how much to offer - cash. We said that we would call Monday.
On Saturday mums buyers pulled out, so we have had to put her house 'back on the market'. We had seven viewings over the weekend.
The vendors estate agents called this morning to see what we would be doing about the property we liked. I advised her that we have now lost the buyer and were awaiting feedback from our estate agent before making an offer. You never know, someone may be interested!
She then told us that the vendors of the property we liked had an 'Acceptable Offer' but that they too didn't have a buyer.
Is this a trick to get us to make an offer? What tactics should I be looking out for? Or should I just take their word for it? Can I ask what the offer was? Are they obliged to tell us? I would have just listened to her, but I know that they have not had any other viewers, so to get an 'acceptable offer' in less than a weekend seemed to ring untrue?
Am I naïve, or am I overthinking!

If the offer is that acceptable why are they still allowing viewings ?
Sounds like bluster to me. Only offer what your mum feel's it is worth.Spelling courtesy of the whims of auto correct...
