    I think it sounds like the landlord is giving notice with a view to getting it empty before marketing, which is best scenario for selling. He sounds like he isn't busting a gut to get it sold fast and wants to have it vacant, then sort out the EAs etc

    As G_M says, he might even be willing to give you another month if that suits everybody.

    You never know, you might find a house which is end of chain, in which case it is totally possible to move in within a couple if months. Actually, I was in a chain, my buyer, me, my seller was buying as well, and we went from offer to completion in 2 months. So it is very do-able.

    G_M - He came round this morning and we discussed various options. He needs to sell as he needs the money and has three options really which are :
    Puts on the market and sells as empty
    Puts on the market and sells with us still as live in tennants (although I expect they will want us on a longer contract)
    Sells to us (although we dont want to buy it).

    We have been issued a section 21 and to be fair after having a few terrible landlords he has been a breath of fresh air to us.


    Hoploz - I dont think he does want it empty before viewings / valuations etc as it seems he is in the situation where he needs the monthly income up until the sale. He also has briefly mentioned giving the estate agents our details etc.
    He seemed quite pressing on wanting to sell to us - wether that be as he feels for us having to move or he wants a quick hassle free sale though im not sure.

    We wont rule out the possibility of a quick buy etc but has to be the right house :)

    He wants to sell to you because
    * it's quick
    * it's easy
    * it may avoid estate agent fees
    * he does not have to choose between showing buyers round a (potentially) messy home with reluctant tenants, or evicting you first which may take months.
    * and he can collect rent right up to the date of sale.

    Selling with you as tenants =
    * very restricted market - only a few buyers mght be interested
    * lower price

    So the only realistic option for him is selling with vacant possession:
    * either evict you first and then market or
    * market with you in occupation and hope you cooperate...

    In which case we will as no point in being silly about things.

    Its just the time scales really.....

    We did exactly the same last year - just set up post forwarding to avoid having to change addresses on everything for just a couple of months. It takes a few days extra for stuff to come through, but for important stuff like the solicitors we gave them the postal address of my parent's, where we were living in the intervening period. No problem!
