Illogical worry - would appreciate reassurance

Hi guys,

I apologise in advance for the barmy illogicalness of this.

Our mortgage offer was confirmed yesterday afternoon over the phone with Natwest and they said an offer letter had been posted first class that morning, to myself and to my solicitor. He said it would have definitely been posted yesterday as it had been issued well before their post cut off of 4.00pm.

Anyway, today it hasn't arrived, neither at home or at the solicitors office. Every time I've used first class post before it has arrived at its destination the next day.

I'm anxious because, well, because I suffer from anxiety but also because we're eager to exchange ASAP as our completion date is next Friday.

Is it quite normal for these first class letters to take two days? Has anyone else had experience of this? It's a pity they can't just email the damn thing!

    please dont worry...it can take several days to get to you and the solicitor...I have recently taken out a mortgage with RBS who I believe are essentiatially the same as nat west....and the offer took almost a week to get through to us and the solicitor despite us being told it was being processed and would be with us the next day.

    Ask them to fax a copy to your solicitor.

    The solicitor won't be able to exchange contracts with a faxed copy, as they will need the certificate of title and mortgage deed in the postal package, but they should be able to check it and make sure it's correct and start the planning for exchange of contracts.

    You are adding to the stress by talking about a 'completion date' before the solicitor is ready for exchange. People do this a lot, but it is in the hands of the solicitors, and they will not proceed to exchange until they are satisfied. Only once ready to exchange should you discuss completion dates. To help with your stress levels you should try and get a week in between if you can. Then you can get organised in between instead of giving yourself heart problems running around like a maniac in the lead-up, not knowing whether someone will pull out at the last minute or not!

    I speak from experience, not trying to be awkward, just trying to offer a little advice in a hellish stressful situation! Good luck. Hope all goes well, and to plan.

    That's a good idea Kingstreet, if it doesn't arrive tomorrow I'll implement this as a Plan B!

    And thank you for your honest advice Hoploz, you are quite right. I'll chalk it all up to inexperience, Phil Spencers book on "How to Buy Your First House" didn't prepare me for this! :rotfl:

    So if I can get it faxed to the solicitor they might be able to proceed to exchange before the postal copy arrives?

    I would be very sceptical of them claiming it was going to be posted the same day. In my experience, documents from banks often take a very long time to come through - I have always assumed that they date they the day they are approved, but that the process of actually printing them, and then getting them into the post, takes several days.

    I'm suprised they are not able to e-mail them

    Yes TBagpuss, I am suprised they can't email them. I suppose they'd say that emails can be corrupted or compromised, but then so can the post! The chap on the phone did assure me on Wednesday that it had definitely gone out in that day's post, but perhaps that just means it went out of their office yesterday but didn't enter the actual postal system until today? Who knows, I'm just guessing now! I really hope it turns up tomorrow and I can stop my stupid brain from worrying about it.

    The important thing is that you've had the phone call telling you they are offering. The paperwork will come very soon.
