What implications might that have for me though? Could the LL have the right to force access?

The other way to 'fight' is to make the place as unwelcoming as possible e.g.

    * Leave the computer on playing loud pornography whenever you leave the house
    * Leave a large notice on the wall saying "Toilet backed up AGAIN *landlord name*, smell was DISGUSTING this time and flooded all the floor"
    * Leave empty cans of Stella all over the place
    * Drape condoms that have a small amount of milk in them on various bit of furniture
    * Pour some curry sauce on some undies and leave them on the bathroom floor

Sky's the limit really... just so long as you damage nothing.

One thing that does seem to be overlooked here, most LL's nowadays will ask for a reference from the previous LL. Is it really worth waging war on the current LL knowing this?

Speak to your LL explain they cannot just enter the property at will and that by failing to protect your deposit they are in breach of tenancy law but be polite and reasonable.

Say that you will look for a new property immediately and will accommodate evening viewings with 24 hours notice and in your presence and that you require return of your illegally held deposit.

Do all of this in writing

Most professional landlords take this with a pinch of salt.

A super reference could be because the tenant negotiated such.

A poor reference (which could be slanderous - so rarely written) could be a vindictive landlord.

A neutral reference, ie rent paid on time, occupied between x and y dates. is perfect

and no reference? - a quick chat with the tenant.

So if the new landlord places that much emphasis on the opinion of another person, they may well themselves be unprofessional.

The fact is that most LLs never even meet their tenant. so references are usually just neutral.

Absolutely spot on. After the first viewing, im sure there'll be a rent reduction for the inconvenience.
