Hull Average House Price?

Land Registry = £69,073 @ Jan 15
Rightmove = £104,207 - most current

Why such a huge percentage difference? I've not checked any other cities to see if there are similar differences.

  • harsh. I would say it depends entirely on what you're looking for and which area. In some searches areas such as Hessle, Kirk Ella, Swanland, Beverley show up, while not strictly classed as Hull they are connurbations and bring the average house prices up significantly. My husband is a west Hull boy so considers himself quite posh compared to me who grew up on a council estate in North Hull. However, three years ago he conceded defeat and moved up to Kingswood with me just a bit further out than North Hull. The reason being, we bought a 3 bed end terrace with conservatory in a nice suburban area close to the retail/leisure parks for around the £110,000 mark... the same house in West Hull would have cost around £180,000. Pretty much all the new housing developments are concentrated in this area now so they're throwing up houses left right and centre and developing a "village" centre. East Hull prices tend to be a lot cheaper as no one really goes to East Hull unless they work on the docks, are catching the ferry or live there, the infrastructure isn't great as we're on the end of the M62. Those prices will bring an average down. I would think the best way would be look at houses currently on the market and what they're actually selling for now. Some of these sites can value postcodes high/low but ultimately it comes down to demand and what people are prepared to pay.

    1 - Current asking prices vs historic sold prices? (LR figures are either 3 or 6 months old, I can't remember which)

    2 - different geographic areas?

    3 - what does it matter?

    LR will be a wider selection of properties, so possibly includes right to buy discounts, auction sales, off-market sales, etc.

    I didn't think the LR included those sales in their figures.
