solicitors warning about indemnity insurance

Hello,
Because my sol is rather non-communicative I need to ask you lot about two things. I'm on the brink of buying but being held up doe to my sol refusing to accept a deed amendment based on two things...
1) a contract term that is not ended
2) restrictive covenants that won't affect the property apparently but if I choose to sell the buyer might ask for indemnity insurance from me.

anyone able to shed any light on this ????
