Vendor has retained keys!

    About 20 minutes with a drill - DIY, obviously a lot more if you pay someone to do it.

    Can't offer any more advice than what has already been posted, but what sort of vendor keeps the keys so you can't get access?

    Do they no understand the concept of buying and selling?:huh:

    Why are not taking advice and getting a locksmith?

    Surely you want/need to get in?
    Argue about the fee later!

    You'll probably find the vendor hasn't packed his stuff up.

    Speak to your solicitor, not the EA.

    They need to have stern words with your vendor's solicitor, who will in turn put a rocket up their client (the vendor) and point out that they must hand over the keys.

    If you are now getting a locksmith in, again, tell your solicitor to tell their solicitor that the bill will be sent on to the vendor.

    That's breach of contract in Scotland. Standard clauses specify that all keys are to be delivered up on the entry date.

    What does your solicitor say?

    Where has anyone suggested anything else? It's irrelevant at the moment because the OP doesn't have the right keys to get access to the property.
