    But you don't have a mortgage in place yet, just an agreement in principle that the lender might lend you the money if the property is right.

    Mortgage in place as in I have made contact with my bank to see how much money they're willing to lend me. I dont think anyone can have a mortgage offer before making an offer on the house! Unless of course you're a cash buyer.

    Lets be honest, if they have mutual friends then that sounds like an element of trust already exists between them. 5K is probably peanuts to some people off 278K if it means they will definitely get that price and not have someone say right I'm offering you 20K less the day before exchange etc.

    My Mum's family are in the process of selling their parent's house. Needs some work doing. The amount of people who put an offer in, then get a survey (or a friend to wander around) and then drop the offer by X amount is unreal. I know they would happily take a 5K hit if someone they knew was buying it ie. whom they could trust not to muck them around.

    If all is true, then you won't get the house. However, not all EAs are trustworthy and you do not know whether you are getting the whole story.

    I would write to the vendor stating that you are disappointed not to have your offer of £££ accepted as you have everything in place (FTB, deposit, etc.) You understand that they would rather sell to people they know (a way of verifying the EAs story) but if it falls through, to let you know as you are still strongly interested.

    You could copy this to the EA.
