It protects tenants... dodgy people with criminal records are unlikely to be able to register, and so fewer people will have dodgy landlords.

I have registered but if you checks my rental address It doesn't give my details so in a way useless if the neighbours want to contact me .

It's not for the Neighbours to contact you... It's so "if" they had issues they could check to see if the house is a rental and then get the local council to do the contacting as it is them who will have access to the info where previously they wouldn't so couldn't act on complaints.... the council cannot divulge the info due to Data Protection... mind you if you spend a few £ you can get the owners Name and address through land registry... I've done that in the past!! though "dodgy" landlords usually use the property address itself as their "residence" address....

You could run the risk of not registering but you'd need to be bl00dy sure you or your tennants don't cross anyone or P anyone off as they could "grass" you to the authorities as a quick way of getting back at you........ :D

And trust me, people can get P'ed off at the pettiest of things. a neighbour of mine got P'ed at another neighbour for parking his car on the street outside her house sometimes..... She really thought she owned the road outside her house and only she was allowed to park there!!

There is nothing on the reg form about declaring a criminal record or otherwise!

    .

There's no reason why someone with a criminal record can't be a landlord, either.

No requirement in NI for landlord to be "fit and proper person" in order to register. You can be as dodgy as get out and still rent out property. The register aims, as someone said, to improve standards by ensuring DSD has a list of all landlords and can communicate legislative changes to them. Only councils, LPS and NIHE Housing Benefit teams allowed access to details.

Lots of LLs don't know anything about the law and fail to observe it. Lots of people don't even identify as landlords, cause they're just biding out the market before selling on a property or they're renting out granny's house to Tom from round the way. If you're getting rent, you're running a business and you need to understand your legal obligations. Stacks of free info for landlords online :
Also, I wouldn't leave it too long before registering. Councils might give you a bit of grace if you contact them now, not long after the final deadline, but I think they get to keep any money they make from fines, so might have a vested interested in doling out the penalties!
  • ^^^^^^ Very good points Tansy_1980....

Would agree 100% on the councils using it as a money maker too....
