What would you do?

Ok....

So we are currently relocating back home from Hampshire to South Wales where property prices are over half what they are in Hampshire.

We know property doesn't sell very quickly down there and it's not unusual for a larger house to be on the market for over a year there. We are moving home to be back with family as they aren't getting any younger and I'd like to be there for them to help them in any way I can if they need me (I am an only child).

Our house has been on the market for 3 weeks and has already had an offer. It's a 2 bed end of terrace and is on the market for 265K (100K more than we bought it for 10 years ago). We have found an amazing house back home that we like which is on the market for £234,995 and it has been empty for over 2 years.

We are a family of 3 but I am also self employed so I also have business needs which this house offers (and is the ONLY house in the area to have everything we need) although the trade off is not really having a back garden. The garden that is there is on a VERY high retaining wall and there is a conservatory built on there with a small patio area to the side. This isn't a problem as my dad is a building surveyor and has gone through everything and signed off the retaining wall as being safe for 25 years+ (it has guarantee certificates also).

The house needs a lot of work. The patio area needs lifting and re-laying due to settlement, the balcony from the upstairs spare room needs to be redone, some electric work (even though the owner is an electrician) needs to be done but this is more cosmetic than anything. It needs new built in appliances as the others are rotten.

We love the house but like I said, there is a lot of work needed doing on it and he is keen to sell....

I am thinking of offering 210K but don't want to be cheeky.... Would you be offended if someone was to offer that low based on the fact it was originally on the market for 315K?

    ill would offer 200 and tell him it needs work doing then he might say 220 ..which sounds ok...

    I have no idea how much the house is worth but don't get your hopes up. £235k - £200k is over 10% below asking price and the seller clearly thinks it is worth more than that. But offer what you want to.

    Ok...

    So I put in the offer and decided to stick with 210K and they came back as rejected.... The reason being apparently is that after 3 years, the house is currently under negotiation with another estate agent (it's listed with 2 agents). So I phoned the other estate agent and asked about the history etc and no other offers had been made in a few months so the owner is obviously trying to push me into upping the offer but after he has been so underhand now, I don't think I will bother playing his game!

    Just to devils advocate this a second.

    You seem upset that the seller rejected your "cheeky" offer.

    Given that this..
    is the ONLY house in the area to have everything we need

    Why don't you offer what you think it's worth rather than what you think you can screw the seller out of?

    I upped my offer to 215K which is the max that I would want to go to for that house which has still be rejected but unfortunately, the seller seems to be playing games which I am not happy to do so I shall be leaving it at that and moving on!

    A shame really but I'm sure other houses will be along shortly!!

    Yep best to leave it on the table and maybe give them a quick call in a few weeks
