Where to get a Tenancy Agreement?

Im having two friends move in and each renting a room. I'll be a live in land lord but i don't know where to get a tenancy agreement from as there are so many free and paid ones, all different i don't know which one is most suitable.

Any ideas so i can save money not paying an estate agent hundreds of pounds to do it?

    If you're living there then they'll be lodgers. Just write a list of house rules. They have very little rights.

    Shelter have a free 'sample lodger agreement' available online. I'd use that; Shelter are reasonably trustworthy.

    Make sure it's a max of 1 week notice either way.

    Have clear house rules.

    LODGERS (Licencees/Excluded Occupiers)
    A lodger (broadly) lives in the same property with their resident landlord, and shares facilities. Unlike tenants, lodgers have few rights.

    The Housing Act 1988 provides definitions of 'Resident Landlord' and 'same property' (S31 & Schedule 1 (10).

    So i need a lodgers agreement then? Am i liable to pay all their bills and have them pay me or can i have them set up accounts for things like gas and electricity as i wont be there 100% of the time?

    Is this your main home or not?
    If yes, then clearly the bills should be in your name and the rent you charge your lodgers should include a contribution to bills.

    If not, then sure - make them responsible for the utilities and put their names on the bills.... as tenants...... with tenat's rights.......

    I'll be there only half the week due to where i work. So all my belongings and other things will be there. I guess my fear is when it comes to gas/electrics that tenants who pay a set amount a month do not care how much they use.

    Then either

    * set the rent for worst case bills
    * include a 'fair usage' clause in the contract related to your average bills before/after the contract
    * insert clauses about use of central heating timer/thermostats; supplementary heaters etc
    * make lodgers contibute a % of each bill as it comes in, worked out pro rata on a daily basis for the period of their contract, numberof occupants, number of days you spend their per week, or however complex you want to make it!
