Got all excited...

I missed a call from my Estate Agent, so phoned them back to be told they had received an offer on my house. The guy dealing with it was out of the office and he would phone me back.

I waited hours for him to phone, only to be told that the person making the offer was very keen to buy mine but they have not even put theirs on the market yet!
I must remember that "Money Saving" is not buying heavily discounted items that I do not need. :hello:

"Grateful as I am for the offer, I am unable to accept an offer from someone unable to proceed. Accepting the offer would be pointless, as a similar/same offer from someone in a position to proceed would see me favour their offer and reject yours, so I am doing that now so you have no unrealistic expectations..."

No need to reject an offer if it is acceptable price wise, just keep the property on the market and make your position clear upfront as far as proceedable offers taking preference if one is made before they get an offer on theirs.

You either accept an offer, or you reject it.

You can't ask a potential purchaser to hang around until you find another buyer in a better position. They will expect a response and a timescale in which to sell their property.

no you don't and no they wont.

You decide if the price is acceptable. If it is you tell them the price is acceptable but you cant accept the offer formally until they are in a position to proceed. If it isnt you agree with them a price that would be acceptable when they are able to proceed. If you find another buyer in the meantime you may sell to them.

You dont accept an offer and take a house off the market for X weeks whilst someone tries to sell their own house.
