I think I'm going to email my landlady again later and confirm that we don't wish to formally give notice until we've exchanged contracts. If that means paying extra rent, so be it.
Exchange asap after survey and then work something out that meets the March condition, but that works for you/LL then everyone will be happy.0 -

1) are you sure you have to give 2 months notice? Do you understand the difference between a Statutory Periodic Tenancy and a Contractual Periodic Tenancy? Which do you have? Read:
* Ending/renewing an AST: what happens when a fixed term ends? How can a LL or tenant end a tenancy?
2) Having said that, if your LL is willing to accept a shorter notice, that's great!
* Maintain your working relationship wih her
* cooperate with viewings by prospective new tenants
* make sure she understands though that your end date is still not confirmed - explain you've not Exchanged Contracts yet. These dates often slip on purhases
* Ask your sellers for a 1 month gap between Exchange and Completion.
