Offer through estate agent

Looking for advice...
We put in a verbal offer on a house yesterday and the state agent told me that they have another offer with someone in our exact position (no chain) that offered a little higher.
I think she is just trying to play me so gave a best and final offer at the lowest of the "guide price."
I have not heard a thing from the agent and it is quite possible she has gone to another buyer to start a bidding war.
I want to pass a note through the door to tell the vendor we have made an offer as I don't trust estate agent has passed on our offer. DH says not to do it.

I can see no issue with putting your offer to the vendor as well as the estate agent.
You could also include with the letter, evidence of the AIP from your lender, solicitor details (if you already have already chosen one) and your time scales. This would show that you are serious and have all your ducks in line.
CC the estate agent also so as not to put their nose out.0 -
Or write the letter to the agents re-confirming your verbal offer, and CC the owner...I can see no issue with putting your offer to the vendor as well as the estate agent.

It is early days if it was only yesterday, and you haven't heard anything yet. That could be because the vendor has not yet made a decision, or that the agent left a phone message and they did not receive it or reply back immediately.
No harm in doing as GM says, but it could just be that they decide to take the other offer and reject yours. Not everyone goes down the best and finals route. Or you may hear that they initially accepted the other offer but during their due diligence checking them out they found there was a problem so they now accept your offer.

Thanks for advice. They have rejected our offer and said they want more money even though we matched the start of their "guide price." The other buyer cannot afford to go any higher than their unknown offer which was also rejected.
I asked what their counter was and agent said they didn't have one, but they think the house is worth more than our offer.
I asked why the guide price started at what we offered and the agent said the guide price is a marketing tool?!?!?!
We are going to mull it over and see how we feel on Monday....0 -
I would mull it over for more than just the weekend, if the seller can find another buyer over the weekend then good luck to them.
In the mean time it might be worth looking at other properties in case you don't get this one.Find out who you are and do that on purpose (thanks to Owain Wyn Jones quoting Dolly Parton)0 -
