Help needed on selecting best offer

House went to market this morning.

At end of day 2 offers at asking price (one said can go over asking price).

Both from FTBs and both having AIP.

Still some viewing lined up for weekend.

How do I select the best offer? I'm using online EA so they are simply acting like messenger rather than advising.

Is it a good approach to carry on viewing till weekend and then see all offers? Should I then go for one having highest amount of deposit?

Very confused :o

    The approach that many EAs use is to tell all the prospective buyers that there have been multiple offers... and ask everyone to make their best and final offer.

    If the two 'best and final' offers tie, go with whichever buyer seems most easy going and/or has the biggest deposit.


    .... but if you paid your online EA a fixed fee up front, they may not want to bother negotiating up the offers, as there is no incentive for them to do it.

    I shall pay EA fee on completion. So they should have an interest in completing the sale :)

    be careful they have an AIP don't just take their word we had 2 full asking offers and said whoever had the best standing and prepared to get the survey done we will go with . survey done in about a week . they then lied away for a few months trying to raise the mortage dodging ccjs and ex partners debts . cost me big time . .. go for the weekend viewings but explain that you have had 2 offers so far . (maybe your asking price was too low ) & well done

  • I would wait for the weekend viewings and then ask for best and final offer from them all and check their AIP stands up and what position they are in. Presumably if your estate agent is an online one they do not do any checks on potential buyers so you may need to quiz them more before deciding which one to go with.
