Survey checks

Hello

We're ftb's and therefore new to this. I received the survey report today. All is fine with both and the valuation was right on. The majority was absolutely fine.

The gas and electricty came back as '3' due to there being no test certificate. I sense the boiler will require replacing in a few years, but thought that anyway.

Roughly how much is a gas / elec system check and certification? It's all in good working order so I don't forsee major hurdles.

We also need to certify the planning which was previously covered by indemnity. Is it likely the indemnity will satisfy the lender?

Is there anything we should particularly check for?

    the boiler will mean it hasn't been serviced in the last 12 months, a service should be under £100, cant help with electrics as i think they have longer gaps between testing

    Do not underestimate these costs.

    For example to install a new boiler for 1-2 bedroom flat, you are looking at 500-900GBP for boiler and 1500-2000GBP for labour.

    Electrics: if you need install new kitchen or similar kind of change and need any change to electrics, most probably you will have to rewire it to bring the electricity installation to new standard, install a new fusebox and obtain a test certificate. This is not cheap.

    In an extreme case you might need to rewire the whole flat, depending on tests findings and this is even more expensive (thousands of pounds, not hundreds)

    If you have a few thousands lying around for such contingencies, go ahead. If not, get a plumber and an electrician to inspect the flat before you put an offer.

    I have just finished dropping a few thousands for new boiler + gas certificate + new fusebox, new electrical wiring in kitchen(spurs, outlets, etc...) + electrical test certificate.

    Like you, my survey showed 3 and 3 ratings. No certificates whatsoever and the gas, boiler and electrical wiring were seriously dated.

    Flicking the switches means very little. Would you buy a used car without a service history?
  • The house is 15 years old, so the wiring is likely to be that age too. Hence I'm not expecting any major findings - that's all I meant.

    I've already planned for a new boiler as would prefer a combi to reclaim the airing space / have hot water on demand and am aware of the costs. (£3000-4000).

    I was thinking of a new kitchen (very far off - unless a lottery win) so oli_ro that's really helpful advice, thank you.
