Etiquette for dealing with multiple buyers at same time?

    Personally I'd give priority to whoever is on time. So if buyer one is running late and buyer two arrives I'd say to buyer one that it's time for the next viewing. OTOH if buyer two is early I'd ask them to wait.

    We were deliberately early for our first viewing so hung round outside the front door to wait for the existing viewer to leave. Caught a snippet of the conversation and guessed she wasn't interested. We made sure we had the later viewing so we weren't under time pressure.

    Unless a mansion I think two sets of viewers will make the place look cramped and it doesn't give off a hospitable feel if you leave them unattended on first viewing. If it was an open day then people come expecting that.

    Plus I wouldn't feel comfortable leaving them unattended. If they've made an offer that would be different.

    It would help if there are two of you so one can look after each.

    I would suggest you have a response ready for children, dogs, or a party of more than two in a viewing. One of my viewers came with a huge dog but fortunately she also had a teenager to take it out for a walk. If anyone had come with young children I'd have been stuffed as the property wasn't child friendly. So I'd be asking when making the appointment who is coming.

    If someone arrives early, you make them wait, especially if another viewing is still in progress.

    If there are a lot of viewings, and you need things to run to time, you get whoever is booking the viewings to lay down the law at the outset. The viewers turn up on time, and they leave on time to allow other viewers in.

    Serious viewers will book a repeat viewing.

    I hope the buyers know there may be other people viewing. Went to see a house with one unscrupulous EA (previous dealings) and they neglected to tell us it was open house. It INSTANTLY put me off. Cue them phoning me twice a day for a week after to see if I wanted to put in an offer or have another viewing. As FTB with a limit on our funds it made me think we had no chance and I didn't have a proper look at the house. Some people may not be put off by this but for me it's definitely a turn off
  • If they are back to back they may not notice each other. Don't let one of them turn round though

    Our agent arranged for a 2nd viewer at short notice to follow on from another viewer
    We had full asking price offer on table 15 mins after they had left

    Definitely this.

    I turn up early to viewings, just so I can walk around the neighbourhood and look at the front of the house. If it was cold or peeing it down I'd be happy to wait in the hallway and do small talk or play on my phone.
