    I would stay with it and persevere with Barratts - you clearly like the place and it certainly seems nice.

    Have you thought it could all possibly be just the Sales Rep's slant on the completion date - i.e. his/her bonus is paid by properties completed at the end of a quarter so has a seriously vested interest? It might be worth trying to find out...

    most sales negs get paid on exchange so thats not the case more likely to be need the house in for sept quarter, the sales neg will have been asked to try to pull the sale in but your sols is the best person to speak to them if you dont feel ok to talk with the sales manager

    I already have an overdraft facility but I am already banking on using that for getting some important essentials for the house to get it 'lodger friendly' im afriad.

    I've just ahd my o/d reduced by £500 as well!!

    When I bought my 1st house the vendors gave me an ultimatum to exchange the following day or loose the property. I had decided to cancel my savings into my comapany's SAYE scheme and use that as the deposit but hadn't got round to doing it and I had an overdraft with my bank .

    I phoned them up, explained the situation and when I'd be able to pay it off by and they increase my overdraft there and then to cover the whole deposit.

    What I'm saying is its worth having a chat with your bank as they may well extend your OD facility.

    Ignore the sales reps - let your lawyer tell them that completion only works in October - it will be fine.
