jennifernil, did your daughter get 3 quotes from professionals to do the work before she did it?
If not, how will you prove how much a professional would have charged?
No, she just rolled up her sleeves and got on with things and once the cleaning was done her Dad did all the painting. Hence my question.
The tenant checked out on a Saturday, my daughter just wanted to get the place back on the market ASAP as she had agreed early surrender of the tenancy. The tenant had a good track record so she had not expected the place to be left in a bit of a state.
We met with tenant yesterday at the property for the return of missing keys, and they acknowledged that cleaning of the floors had obviously been required. And that some repairs were required to a few things. So they are expecting some deductions.
There is a good check-in inventory to show the original condition, and photos were also taken at check-out.
She wants to be fair, but is inexperienced in these matters.
The flat was back on the market within 7 days and should hopefully be let very soon.0 -

Precisely. Get your LL or agent to come round 2-3 weeks prior to the end of the tenancy and ask them what needs doing. My daughter did this and the agents said do this and that and they would get back the full deposit. They did this and that and sure enough received back the full amount, the agents were excellent throughout the tenancy which may be significant.It's someone else's fault.0 -

I wouldn't do that as what they expect and what the law expects can be very different.
It's not hard to see when the place is empty and reading of the inventory what needs doing, always a good idea to have before and after pictures to compare, taking into account fair wear and tear on the after photos.0 -

Refers usually to difficult choice between two undesirable options.
Often people seem to use this word mistakenly where "quandary" would fit better.0
