Buying new build advice

Hello,

My girlfriend and I have reserved a new build with persimmons. I have a couple of questions about the optional extras.

1) When do the cost of any extras need to be paid?

2) Can we add the price of the extras to the mortgage? The house purchase price is well under our agreement in principle.

We are using the help to buy scheme and find it strange that the advice seems to be pay 30% now and the rest later rather than it being added on to the sale price of the house

  • We bought new recently, different builder, they wanted us to pay for the options straightaway, we refused, so then they said by the time the roof was on. We had a fight with them as our solicitor said we'd only pay at exchange, which was after the roof was on... After a few words between them, they agreed so we paid at exchange through our solicitor which worked for us.

    We weren't offered any options of adding to the mortgage & I've read a few different threads that say you can't, you need to pay separately.

    Maybe call the sales adviser to ask?
  • I just completed on my new build with a different builder. I had to pay for them when I picked them which was after the roof was on and they were ready to go in. I think it is normal to have to pay before completion.

  • With persimmons, if its under 2.5k you have to pay up straight away, anything over is 10% deposite and rest on final exchange with your mortgage. You cannot build your extras into the mortgage, and with help to buy you can negotiate upto 5% of property value in extras or money off etc
