Renting contract

Hi, just moved in a month ago, I have a 12 month contract . There have been various problems since day one and I have now decided enough is enough and contacted the agent to advise of my wish to vacate. He says I have a 12 month contract (I am aware of that )! does that mean I have to stay 12 months until I can leave ? Or just give him 2 months notice as it says in the contract ????? Just a bit confused.

You have a 12 month contract so legally you have to pay the rent for 12 months. You can move out but you will be still liable for the rent.
If you speak to the landlord you can possibly negotiate a surrender. Sometimes this is best achieved by speaking to the landlord rather than their agent. They will probably want a payment as the landlord may have a void period and more agency fees for the new tenant.
You can only give notice at the end of the 12 months. Have you checked if there is a break clause in the contract?0 -
Just to add the problems I have had are, fencing down in garden so I have to keep dog inside as open to neighbour garden. Landlord had no finance to replace as yet as he had to provide new fridge that was not working when I moved in took 2 weeks to replace that, nightmare with nowhere to keep food. Washing machine not working, cooker had to be professionally cleaned as was beyond dirty Guttering to front is hanging precariously, these were the major ones ,lots of minor problems that I feel the agent should have sorted prior to my moving in ,as the state of the place was beyond a joke especially as they are a well known letting agent.0
