Part exchange- builder instructing a surveyor

We are in the process of buying a house and using our existing property in part exchange. The builder made us an initial offer for our property without even seeing it and reduced it by £3,000 after he came round to view it. He advised us he would not be instructing a surveyor. We are now at the stage where we have had our mortgage offer and would be hoping to complete in the next few weeks.


We have just received an e-mail through from the builder who states they are not raising a mortgage for our property they will be selling it on after a full refurbishment. They have asked if they can arrange a surveyor to visit the property and simulate a mortgage application survey in readiness for the eventual application.


Should I be worried about this? Surely the property price would change after a full refurbishment anyway so a survey at this point would have little impact on anyone who was buying our property in the future. Do you think they will try and negotiate the price further with us at this late stage or am I just worrying about nothing?

    Maybe. Or maybe it is simpy to assess what jobs need doing.

    But there's no point worrying as nothing you can do.
