rental tenancy whilst buying a house

I would love some advice. I have rented our current property for 5 years, I renew the tenancy every 12 months. The tenancy is up for renewal in May. I am currently looking for a property to buy, it is unlikely that we will complete the buying process before May. I haven't even found a house yet. After May I would like a rolling monthly contract whilst I am completing the buying process but landlord has said he won't allow this. What options do I have?

Just don't sign the new contract. You will automatically enter a rolling contract the day after your current AST expires.
That way, the landlord has to give you 2 months notice if he wants to start court proceedings against you. In actual fact, it's unlikely he will be able to go to court and be able to evict you before around 6 months. In the meantime you find somewhere new and give notice, then leave.

Your LL would be a fool not to allow you to move to a periodic tenancy, but there are plenty of foolish LLs (and tenants) out there.
If you think you'll find somewhere to buy and complete within a few months of the end of your AST then Kevie's method will probably work for you.
Alternatively, negotiate with the LL to get a break clause put into the next renewal so that you can leave once you do complete on a purchase.

When you say your LL wont allow you to move to periodic...do you mean your LL or thr letting agency?
I am a LL and the LA that I used to use was very inflexible on periodic tenancies and insisted that everything was done on a tenancy renewal,issuing s21 at the point of check in it seemed...
It was a situation that I eventually became unhappy with and have now following the expiry of my tenants last contract....moved letting agency to allow the periodic tenancies after an initial term.
If it is a LA driven directive are you able to approach the LL direct to see whether they can negotiate with the LA about a periodic for the timeframe you require?frugal October...£41.82 of £40 food shopping spend for the 2 of us!

Please re read the advice you've been given, your LL cannot "not allow" periodic. If the worst comes to worst he can issue you with 2 months notice that be wishes you to vacate the property, but if you dig your heels (which you have the legal right to), it can take up to six months for him to get you out.nand also as previously advised,my our LL would be a fool to serve you notice because you refuse a new 12 month contract.0
