post purchase keep deeds and docs with solicitor or at home?

Hello

I have had a letter from my conveyancing solicitor with confirmation that the land registry details etc have been updated following my completion. However she has asked if I wish to retain the documents myeslf or have them stored at the solictors (there is an additional £25 per annum charge).

Is it worth paying these charges or am I ok to retain them at home? does the £25 p/a sound right?

we do have a metal filing tin at home which claims to be "fire proof" (an old bank tin that the bank handed to us when they stopped doing storage facilities many years ago)

    It's not worth paying anything for deeds as the Land Registry is the definitive holder of these. Whether it's worth paying for other documents depends on what they are, things like permits, warrants and guarantees can be hard to replace (or even find after a few years). If you are happy with your own filing system and it's security then I'd keep them at home.

    Doubt it's worthwhile putting them in a safe. If your house burns down then the woodworm guarantee and building regulations consent for your conservatory will probably become irrelevant (and aren't really of great value).

    might be useful to have the insurance certificate though.......:T

    If the originals are lost, at least you'll have company names, account numbers, references and dates.
  • £25 a year isn’t a lot for peace of mind and ease when you come to sell!
