The will be a difference in the amount it costs to reference a student and a professional, for the simple reason there's no point checking a student's employment details or letting history. So a basic check will do for students. Comparisons to the £100 that might be charged to professionals are not therefore helpful.

The referencing questionnaire should be the same for students and professionals.
Either category may be renting for the first time or not. Students may have a job, etc.
Basic checks might do, but they might not, and this should be checked.0
