How to find tradesman to view house

I am close to putting in an offer on a home with a lot of potential, however, I can see that there is a serious damp issue in the property not to mention needing a complete cosmetic overhaul. I wondered whether anyone could advise me on how I would go about finding local tradesman etc who would be able to accompany me to the house and advise whether or not this purchase will be a dreaded 'money pit'. I have inquired about this before to a few local builders etc. in the area but feel I am perhaps doing something wrong as I either get no reply, or am told they are too busy. How do other people do this?Thanks
